Estate services at Loughborough

The grassed areas and shrub beds will be kept tidy and the common parts of the estate will be kept clean by regular litter picking and cleaning of all of the blocks. Daily tasks include:

  • Litter picking of all communal areas
  • Mop lifts and entrance lobbies to all blocks
  • Sweep the play areas
  • The estate litter bins and dog bins will be emptied as required
  • Bulk refuse is collected five times per week Monday to Friday
  • Refuse collection days are Tuesday, Thursday and Saturday
  • Check refuse chutes for blockages daily and clear them if necessary

The day-to-day cleaning programme for the estate

This will help residents to monitor the cleaning of their block

Our operatives will sweep or mop your block on alternate days Monday to Friday, for example, if you see our operatives sweeping your block on Monday they will mop your block on Tuesday. Weather permitting, your balcony will be mopped once every week. We will sweep all communal paths and pavements on the estate once every week. External wall washing is carried out as required. Light shades are washed once every three months. We endeavour to remove all offensive graffiti the same day or within 24 hours of being told about it.

Our operatives also assist with emergency situations like floods and snow removal and gritting, of paths, during inclement weather. If you do not see your regular cleaning operative on a weekday he or she may be working or assisting with a problem elsewhere on the estate. The estate cleaning schedule may be disrupted from time to time when an emergency situation reported to us requires a rapid response.

Window cleaning

Our window cleaners attend site every eight weeks to clean communal external windows, doors and screens. Where safe access to balconies is not available the windows therein will not be cleaned. The window cleaners will not clean the windows in your flat or house.

We will:

  • Keep staircases, lifts and communal areas of your estate clean and litter free.
  • Check that all communal entrance halls, lobbies and internal corridors are clean and free of litter every day .
  • Clean and check lifts each day.
  • Empty refuse bins and rotate containers as required. Removing bulkier items daily, Monday to Friday.
  • Clear blocked rubbish chutes.
  • Sweep, mop and spot clean walls and staircases, corridors and lobbies every week.
  • Arrange for large items of rubbish and fly tipped items to be removed as soon as possible.
  • Provide recycling bins around the estate.
  • Publish a cleaning timetable for each block, on notice boards and in newsletters.
  • Carry out estate inspections every quarter with our residents and senior staff.
  • Let you know two weeks before an estate inspection
  • Provide a report within 10 working days of an inspection.
  • Provide an update of actions one month after the inspection.
  • Benchmark our service against others.
  • Ensure notice boards are always up-to-date.
  • Remove offensive graffiti within 24 hours.
  • Litter and dog bins emptied every week.

Loughborough Estate Dog Owner Charter

As a responsible dog owner you should provide for its daily needs. I will:

  • Seek permission in writing from my housing officer before acquiring a pet
  • Provide my dog with two tasty meals a day
  • Always ensure that water is freely available
  • Walk my dog twice a day
  • Always remove any faeces and place it in a bin whilst walking my dog
  • Always ensure that whilst in a public place, my dog is wearing a collar with an ID tag that displays my name and address
  • Train my dog to be an obedient dog and ensure that it is under my control at all times
  • Not allow my dog to stray
  • Always be courteous of other park users and fellow dog walkers
  • Not leave my dog alone for more than six hours a day; if I have to leave my dog alone for longer, I will make provisions to ensure that a friend or relative or will employ someone to walk my dog during that time
  • Register with a local vet and ensure that my dog has its annual vaccinations and receives regular worming and treatment for fleas
  • Provide my dog with its own comfortable bed that is in a quiet place away from draughts
  • Never leave children unattended with my dog
  • Seek advice at the first signs of a problem before it escalates out of control
  • Consider having my dog insured as this will help to pay for unexpected vet's bills
  • Ensure that my dog is micro chipped as this is a permanent form of identification for my pet and is part of my tenancy agreement
  • Consider having my dog neutered as this will have behavioural and physical benefits and will reduce the number of unwanted animals
