We close each day for lunch from 1pm to 2pm.
If you require an early morning appointment, before 9am or a late appointment, after 5pm, we need to know at least one week in advance in order to accommodate. Please ring the estate office to arrange a mutually agreed appointment time.
Outside of these hours, there is an answer phone service and we will deal with all messages left the next working day.
Out-of-hours emergency repairs can be reported to the out-of-hours service on 020 7926 6000 between 5pm to 9am during the week, at weekends and bank holidays.

Waltham Estate Residents' Management Organisation (WERMO) is responsible for the housing management functions of 238 tenanted and leasehold properties. The services provided are governed by a management agreement between WERMO and Lambeth Council.
WERMO was established in April 2003 and is accountable to a group of elected board members, residents who live on the estate, who decide on how best to manage the services.
WERMO aims to provide residents with a comprehensive, high quality local landlord service that ensures value for money and equality of opportunity. WERMO seeks to make sure their residents live in a warm, dry and well maintained property and that they are able to do so peacefully.
WERMO's properties are in need of substantial investment to achieve the decent homes standards by 2012/13. With this objective, in mind, a partnership with three other resident management organisations has been formed, creating United Resident Housing, a tenant-led arms length management organisation (ALMO) in a bid to secure additional funding from central government. To secure this additional funding the ALMO must attain at least a two-stars rating from the Audit Commission.
By becoming a shareholder, you are then entitled to vote at any general meeting and to vote for the board at the annual general meeting (AGM). You are also eligible to be nominated to become a board member yourself. All of this for a one-time fee of £1 for lifetime membership.
